Why These Problems Deserve Prompt Attention
Stiff sashes are often the first sign of frame movement or hardware wear — and a window that is hard to open today may be impossible to open next year.
Broken latches and cranks are more than a convenience issue. A window that cannot be secured properly is a security risk and, in a fire, an egress problem.
Torn screens let insects in and signal that the screen frame may be failing. Re-meshing or replacing the frame early is far less costly than dealing with pest entry.

Our Window Repair Process
Every window problem has a specific cause, and the repair is only as good as the diagnosis that precedes it. We assess before we act, use the right materials for each situation, and do not leave until the window operates correctly and looks right.
- Full assessment — we inspect the sash, frame, hardware, screens, sills, and caulk lines before recommending any repair. No assumptions.
- Identify the specific failure — a stiff sash, a seized crank, a rotted sill, a cracked caulk joint, and a torn screen each call for a different approach. We confirm what we are dealing with before touching anything.
- Select the right materials — screen mesh type, caulk formulation (silicone vs. siliconized latex, interior vs. exterior-rated), and wood repair or replacement materials are matched to the specific window and location.
- Protect the work area — floors are covered, adjacent surfaces masked, and debris contained before work begins.
- Complete the repair — hardware is replaced to manufacturer specification; screen frames are re-meshed or replaced; sill deterioration is cut back to sound wood, treated, and rebuilt.
- Remove old caulk completely — we do not caulk over failed caulk. Old material is fully removed before the new joint is tooled and finished cleanly.
- Test all moving parts — sashes must move smoothly, cranks and latches must operate correctly, and locks must engage fully before we consider the repair complete.
- Clean up completely — all debris, old caulk, screen material, and wood shavings are removed before we leave. The area is clean when we are done.
A note on caulking
In DFW’s climate, exterior caulk joints around windows typically last five to seven years before they begin to crack and pull away from the frame; however, certain locations can last less time due to aggressive weather conditions, it is important to check all exterior caulk and finishes every year. Interior caulk lasts longer but still deteriorates, especially in humid rooms. Catching this early prevents water from reaching the framing behind the wall, where damage is far more expensive to repair.
We use exterior-grade siliconized caulks for outdoor joints and paintable interior caulk for interior trim lines, matched to the finish of the window.

Why is my window stiff and hard to open?
Stiff or jammed windows are usually caused by frame movement over time, built-up grime or old paint in the sash channel, hardware that has seized or corroded, or a crank mechanism that has worn out. In DFW, the wide seasonal temperature range causes frames to expand and contract, which gradually changes how the sash fits in the channel. In most cases the window can be restored to smooth operation without replacing the unit.
How much does window repair cost in DFW?
Cost depends on the specific problem and how many windows are involved. Hardware replacement — cranks, latches, or locks — typically runs in the low-to-mid hundreds per window. Should I repair or replace my windows?
For the problems we handle — stiff sashes, broken hardware, torn screens, rotted sills, and deteriorated caulk — repair is almost always the right answer and costs a fraction of full window replacement. We assess each window honestly. If the frame or glazing is so far gone that repair no longer makes sense, we will say so — but we only recommend replacement when it is genuinely the better choice.
Can I fix a stiff window myself?
Cleaning a dirty sash channel with a damp cloth is a reasonable first step. Beyond that, hardware replacement, sill repair, and caulk removal and re-application each carry enough variables that a misstep can cause water intrusion or make the window harder to operate. A professional assessment is worthwhile any time basic cleaning does not resolve the issue.
How long does window repair take?
Most repairs take one to two hours per window. Hardware replacement and screen work are on the shorter end. Sill repair or full caulk removal and re-application takes longer depending on the extent of deterioration. If you have several windows with the same issue, we can often batch them efficiently in a single visit to minimize disruption.
What about foggy or cloudy glass between the panes?
Fogging between double-pane glass is a glazing issue — the insulating seal has failed and the glass unit needs to be replaced. This falls outside our scope of work. We recommend contacting a licensed glazing contractor for that type of repair.
