Attic Ladder Replacement

Interior Attic Ladder

Attic ladders, garage ladders

Over time, garage or attic ladders wear; especially older, wooden models. Steps break, linkage mechanisms loosen, bend, or break, making it a safety concern. Our team can help you regain safe access to your garage or home’s attic by replacing worn, unsafe ladders with modern replacements.

What steps to take in an attic ladder replacement?

  1. Select the right ladder. Depends on personal material preferences and ladder opening dimensions and height.
  2. Remove finish trim.
  3. Disassembly and disposal of old ladder. Ladders can be considerably heavy and should be handled carefully to avoid damages to your property.
  4. Area clean-up.
  5. Verification of framing integrity. Often overlooked, at times existing framing needs repairs and/or reinforcements.
  6. Installation of new ladder with proper alignment, squared, and level using the manufacturer’s instructions and recommended fasteners.
  7. Replace trim. Caulk.  For a better finished product, and due to small dimensional differences in ladders and cracks/breakage during removal we recommend replacing trim.
  8. Add expansive insulating foam around the ladder frame.  Check seals.
  9. Paint/touch-up.
  10. Clean working area, dispose of all trash, boxes, vacuum.

As you consider replacing your attic ladder please evaluate the steps above.  Not giving each step proper attention can result in an inadequate installation and jeopardize functionality, safety, and/or aesthetics.

How long does do typical attic ladder or garage ladder replacement take?

Depending on the location, condition of the structure, type of ladder, and dimensions the entire project can last between 5 to 8 hours, occasionally a second visit may be required. When we perform attic ladder replacements we do not rush, and ensure that installers have ample time to cover all manufacturers’ installation recommendations and the ladder is properly tested for safe operation.

How much does a typical garage ladder or attic ladder replacement cost?

Price depends on the actual ladder style, complexity of the installation, location, and scope.  For a general, directional reference a garage ladder/attic ladder total replacement cost typically ranges from $2,500 to $3,400 including all steps 1-10 described above

When exploring options please note:

– The range above is for an average installation, ceilings up to 9′, and paint (material) available on-site.
– Many budget options do not include painting, sealants (foam insulation), and/or caulking.  We include everything.
– Sealing is particularly important to minimize air leaks and drafts (AC heating/cold air), dust, impurities, and insects coming into your living space.
– Price may exceed the range above depending on location of the ladder (first floor, second floor), ease of access to the ladder, dimensions and ceiling height, potential framing work required, special finishes (i.e. double trim, texture, special ladder covers) among other characteristics.
