Annual Maintenance Plans

Annual maintenance plans keep your equipment in optimal condition and help identify potential issues before they occur.

Maintenance checklist

For standard residential and some light commercial applications a responsible preventative maintenance plan will have at least two visits, one in the Spring ahead of the heating season, and one in the fall ahead of the winter season.

Inspection of exterior and interior units and general system testing including:

– Exterior cover, pad, and supports

– Condenser coil, including cleaning

– Condenser fan motor, fan blades

– Condenser electric components: wiring, contacts, capacitors, and relays

– Condenser control board

– Refrigerant charge

– Compressor cycling, general system operation, temperatures

– Thermostat operation

– Electric power consumption

– Filter and filter housing, replace as applicable (filter extra unless provided)

– Evaporator fan group, motor and wheel

– Air flow

– Evaporator coil (if accessible)

– Primary and secondary condensate drains and drain pan

– Evaporator electric components and control board

– Fresh air system, if applicable

Heating season

Inspection of exterior and interior units and general system testing including:

– Furnace, gas/electric

– Burners or heating elements as applicable

– Electric/electronic components

– Gas/fuel lines

– Heat exchanger

– Fan group, motor and wheel

– Airflow

– Filter and filter housing, replace as applicable (filter extra unless provided)

– Primary and secondary condensate drains and drain pan

– Carbon monoxide

– Safety controls

– Pilot burner

– Thermostat operation

– Electric power consumption

– Electric components and control board

– Fresh air system, if applicable
